Use Wordtracker – you can always find golden nuggets there.
You want to use keywords that have high KEI (people are searching for it but not that many people are competing for it)
Also try to think outside the box – and don't just search for your product/service.
Inside any keyword research tool, do a search for something like "comparison"
You will be suprised what you find. Imagine doing that, and then you see 100 people are searching for something like "product a comparison" or "product a comparison product b"
Now once you find these niches, you do have to do some work and develop content on that subject – but most of that can also be outsourced or you can even find the information online and just make sure you optimize the page accordingly.

I think this is great! Although, for some reason when I followed the example, it did not let me add the feed. It said it wasn’t able to find it. Did get it to notify me in the email though. There is always a way around it I guess.

First, I like Adam's response and would encourage you to check out more of what he was talking about.
Second, there are so many niche markets out there that the question really isn't how do you find a "niche market" but rather how does it find you. What are your interests? Your likes? Your dislikes? Decide upon that and then "niche down".
"Niching down" means that if you decide that APPLES will be your niche quickly realize that that term is far to generic and "niche down" to something like "Washington State red delicious apples". Now you know exactly who your target market is and it becomes much easier to reach that exact audience. The more you "niche down" the truer this is.
